The Maverick has suffered damage from two hurricanes in the last two months; Hurricane Ian and Hurricane Nicole both impacted our high standards for owner and guest comfort and safety.
During Hurricane Ian the roof partially peeled off and with all 138 unit suffered water intrusion. This included the Lobby, Social Room, and Owners Lounge. The roof was repaired using an emergency, temporary patch. We had about 78 Units with extensive damage that needed to be addressed immediately, which left us about 60 units that we tried to dry out with blowers and dehumidifiers, which worked to an extent, and allowed us to partially re-open. We did continue to see moisture issues in these units and in approximately 10 of the 60 that we had already taken out of service.
When Hurricane Nicole hit us, the temporary patch failed and re-saturated all 138 units, damaged the Front Monument sign and the stairs to the beach access. The Contractor and the Board expressed concern that if we do not shut the units down and repair them, we will eventually have a mold issue due to the moisture. Our Contractor has estimated a six week per floor turn around. That would put our re-opening date just before Labor Day.
We are already working on a plan for the beach access. We are going to submit a request for a ramp to the beach as opposed to stairs, and are hoping we can get that approved.
The Board has also approved that Owners affected by Hurricane Ian, weeks 39, 40 and 41 will be allowed to make those weeks up once we re-open. For the Owners that will be affected from Hurricane Nicole which started with week 44 will also be allowed to make those weeks up. All owners affected by the shutdown will be allowed to make those weeks up as well. Furthermore, the 2 make up weeks from 2016 and 2017 that were set to expire in July of 2023 have been extended to July of 2024. If you did an Internal Exchange earlier in the year and rescheduled for later this year, those will also be extended until the end of 2024. Your account must stay in good standing and you must remain current on your maintenance fees.
